Renting Perks

- Bathroom cleaned professionally once a month (you will still need to clean/wipe down once a week)

- Shared kitchen (includes use of dishes & cookware)
- Laundry
- Both living rooms (downstairs one is primarily for your use)
- Street parking pass provided
- Clean, quiet, and respectful environment
House Rules
To maintain a peaceful, clean, and respectful home environment, the following rules apply:
- Female tenants only (shared-living setup)
- No smoking, vaping, drugs, or alcohol on the property — zero tolerance
- No pets, including service or emotional support animals (owner has severe allergies)
- No overnight guests — visitors are welcome during appropriate hours and must leave before quiet hours
- Quiet hours begin at 10:00 PM nightly to support rest and work schedules
- Kitchen use is shared and should be coordinated as needed; please clean up immediately after use
- Shared spaces (kitchen, laundry, living rooms) must be kept tidy at all times
- Weekly cleaning tasks assigned to maintain shared areas
- No subleasing or renting out the space to others under any circumstance
- Energy-conscious living expected; tenant may cover increased utility costs if bills spike significantly
- No wall mounting or furniture changes without written permission — wall damage results in full deposit forfeiture
Nitty-Gritty Details
Here’s what you need to know before signing on the dotted line:
- Monthly Rent: $725
- Security Deposit: $725 (fully refundable if lease terms are met and no damages occur)
- Lease Term: 6 to 12 months, with the option to renew upon mutual agreement
- Move-In Date: Available starting June 1st, 2025
- Rent Due: 1st of each month
- Grace Period: Until the 5th — after that, a 20% daily late fee applies
- Application Process: Zillow will collect a background and credit check (fee applies via their platform)
- Proof of Income Required: At least two recent pay stubs and an employer reference
- Renters Insurance Required before move-in
- Utilities: All included (water, electric, high-speed internet); if usage significantly increases, tenant may be required to contribute more
- Street Parking Pass: Provided by owner for tenant use
- No Subleasing allowed under any circumstances
- No pets and no emotional support or service animals due to severe allergies
